PLEASE NOTE THAT ALL BOOKINGS BOOKED OVER TELEPHONE or EMAIL OR ONLINE ACCEPT BOOKING TERMS AND CONDITIONS AS BELOW.

Governing Law:

Our business only comes under English govering law in England and its law jurisdiction.

Payments, Deposit and Cancellation/Refund Policy:
Please kindly note that, the only method of payment for the booking is Cash or Bank transfer or online card payment before arrival. Please note that 100% deposits for room reservation taken at the time of booking or after booking are non refundable. We are in right to cancel the booking in case of changes in circumstances due to emergency or any unexpected reason however we will notify you in advance and try to find any alternative accommodation without any obligation.

When you make your booking and we have received the required
deposit/taken a debit or credit card number to secure the booking, a
legally binding contract exists between us that is non-cancellable and
non-refundable, except in exceptional circumstances. You may still
remain liable to pay in full or in part for the booking, even if you are
unable to take your holiday. Even where you have not paid in full at the
time of cancellation, you will remain liable for the full cost.
If for some reason you do need to cancel, it is important that you tell
us at the first opportunity so that we may attempt to re-let your room
and minimize your loss. You should take out cancellation insurance to
protect you against possible loss.

We would only cancel your holiday/booking if your
accommodation was unavailable for reasons beyond
our control. We would, however, attempt to offer you
alternative accommodation. If this was not possible or
unacceptable to you, then we would refund all monies
paid by you for the holiday. Except in exceptional
circumstances, our liability would not extend beyond
this refund.

Arrival and Check-in procedure:
Access to our Accommodation is 24 hours however Check in time from Monday to Friday is from 16.00 and from 14.00 for Saturdays and Sundays. Please let us know your arrival time if you are planning to arrive before 17.00 p.m from Monday to Friday so that we can make sure that some one can meet you on specified time; please call us on +44 7828246054 if you feel any difficulties. Check out time before 10.30 a.m. Early check in is possible however you have to let us know before and depending on situation we will try our best to organize early check in. A early check in fee may be applicable.

Pet & Smoking Policy
One pet per room is allowed with one booking( guest must bring their own pet bed), however we may allow more than one pet depending on situation and you must call or email us to get our consent. Charges may be applicable for pets. Smoking is not allowed in any part of our Accommodation and we may charge your card or deduct deposit for the cost of the damage in case of smoking or any activities leading to damage our property.

Deposit & Credit/Debit Card Authorization Policy
We may ask you credit/debit card details which will be used as security against your booking whereby you authorize us to charge your card in case of no show or any damage caused by you to our property.

What information we we collect about you

When you make a booking with us we collect the names of all the guests who will be staying, the Home address, email address and telephone number of the person making the booking. We also collect a debit or credit card number to take the deposit variable to each booking terms and condition displayed at the time of booking .

How we use the information we hold on you

We use your home address as part of the card payment processing to validate the card.
We will use your email address to send you confirmation of the booking and an email with more details on how to find us and other information you may find useful for your stay.
After your stay you will receive an automatic email from our booking system asking you to fill in a feedback form. We also send you an additional email checking everything was OK with your stay and offering you ways to stay in contact with us by social media or email if you choose to do so.
We will not use your telephone number to contact you unless it is regarding your booking or for an emergency and/or we have been unable to contact you by email.

How is your data stored

All of the personal and debit/credit card data you supply us, as part of the booking process, is stored securely on a third party system, Stripe and beds24.
Neither we nor Stripe nor beds24 will share your information with any third party unless there is a legal reason for doing so.

Marketing

We would like to stay in touch with you to send information about our Accommodation, any special offers we may have or local events. We send occasional emails ( normally no more than one a month ) to people on our distribution list. The distribution list is managed by us.

Guest Registration

We are required by law to collect the following information on all our guests. We do this by asking you to complete a registration form on arrival.
For EU/commonwealth guests;
Name and nationality
For non commonwealth/ non EU guests;
Name, nationality, passport number, address of next destination
We will keep these forms safely in a locked filing cabinet. We are required to keep these registration forms for a year and show them to a police officer if they request to see them. We will destroy these forms 12 months after your stay.

Cookies

Cookies are text files placed on your computer to collect standard internet log information and visitor behaviour information. This information is used to track visitor use of the website and to compile statistical reports on website activity.

Surveillance CCTV Cameras

We have 5 CCTV cameras on the outside and inside of the premises. 1 camera looks down the drive at the main entrance, 2 cameras looks over side of the main entrance. 1 camera looks down to the corridor entrance in Accommodation. 1 Camera loos at the garden. None of the cameras are pointed at the guest windows.
We use these cameras for the security of our property, ourselves, our animals, our guests and our guests.’ property.
The data is recorded securely online and is only kept for 60 days.
The only people to have access to this data are Accommodation owner Ema Nanda and her husband Rama Nanda. The data can only be accessed via an app on my smartphone, which is password protected.
